With an aim to address the growing housing demand and reduce unsold inventory, the Konkan Housing and Area Development Board (KHADB) of MHADA has launched an ambitious campaign to make affordable housing a reality for buyers in the Mumbai Metropolitan Region (MMR). Here’s a deep dive into their initiatives and what this means for prospective homebuyers.
A Comprehensive Campaign to Clear Unsold Inventory
In an effort to clear the backlog of unsold homes, MHADA is rolling out a 10-day campaign starting December 2, 2024. The initiative includes the setup of 29 sales booths across MMR, promoting 14,047 houses on a first-come, first-serve (FCFS) basis. These strategically located stalls are positioned to maximize accessibility and awareness.
Locations include municipal corporation offices in Vasai-Virar, Mira-Bhayandar, Navi Mumbai, Thane, and Palghar, as well as district collector offices and local administrative offices. Even prominent railway stations in these areas are hosting stalls, ensuring maximum visibility for prospective buyers.
Revising Income Criteria: A Step Toward True Affordability
The current income criterion of Rs 6 lakh per annum as the minimum eligibility for affordable housing has raised concerns. With rising inflation and the high cost of living in MMR, many potential buyers find it challenging to meet the affordability standards. MHADA is considering revising these income slabs to make housing truly accessible in 2025.
Upgraded Amenities for a Modern Lifestyle
To enhance the quality of life in its projects, MHADA is upgrading its offerings. Upcoming housing developments will feature amenities such as swimming pools and clubhouses. Moreover, MHADA is collaborating with private developers to integrate social infrastructure like schools, hospitals, and supermarkets into its projects. These upgrades aim to make MHADA properties more appealing to homebuyers.

Cost-Effective Construction: MHADA’s Edge Over Private Developers
Unlike private developers, who struggle with soaring raw material costs, MHADA leverages government-owned land parcels to reduce expenses. This cost advantage allows MHADA to keep housing prices low while meeting the demand for affordable homes. Additionally, private developers are mandated to reserve 20% of units in residential projects over 4,000 sq. m. for MHADA, further expanding housing opportunities.
