Despite the promise, developers often face multiple challenges. It was mentioned that creating seamless and aesthetically pleasing movement between different user groups - residents, visitors, workers - demands precise architectural planning. Moreover, Mumbai’s rigid zoning laws are known to complicate the implementation of such developments on a single site. Experts shared that redevelopment scenarios add another layer of complexity, especially when disputes arise with existing residents or unclear ownership rights.

Mixed-use developments, while not without their challenges, could become a defining feature of Mumbai’s future skyline. They support the shift toward sustainable urbanism, reduce commute times, and elevate the lifestyle quotient - especially in growth corridors like Navi Mumbai, Thane, and Powai.

However, unless developers innovate with pricing and design, these spaces may remain the privilege of the elite, limiting their broader impact on urban housing goals.
