Introduction to MCGM Property Tax

Owning a property in Mumbai is expensive. It is not just property price, but you need to pay property tax to receive other amenities. There are nine municipalities in Mumbai; for every corporation, a different city is responsible. You should use the MCGM property tax portal for property tax payments if you live in Mumbai or Greater Mumbai. However, Navi Mumbai Municipal Corporation (NMMC) is responsible for collecting taxes in Navi Mumbai. Let us understand everything about MCGM property payment.

MCGM Property Tax Payment Details

The full form of MCGM is the Municipal Corporation of Greater Mumbai. The other name of MCGM is Brihanmumbai Municipal Corporation (BMC). The property tax is collected annually. House tax is collected to provide the basic amenities in the city and for the upkeep of local amenities. The property tax in Mumbai is calculated using the Capital Value System, which is based on the property's market value.

How to Calculate MCGM Property Tax?

The below-mentioned formula is used to calculate the MCGM property tax in Mumbai:-

Property tax = Capital Value * Tax rate

Here, capital value = Market value of the property x Total carpet area x Weight for construction type x Weight for the age of the building.

Market value is calculated based on the ready reckoner, which the state government fixes

Bungalows and RCC construction 1 Unit
Other than RCC (semi-permanent/chawls) 0.60 Units
Under-construction or vacant land 0.50 Units

Properties constructed before 1945 0.80 units
Properties constructed between 1945 and 1985 0.90 Units
Properties constructed after 1985 1 Unit

How to Use MCGM Property Tax Payment Calculator?

Here is a step-by-step guide to calculating the MCGM property tax:-

  • Step 1: Go to MCGM Tax portal @ptaxportal.mcgm.gov.in
  • Step 2: Click on the link below the Tax Calculator head.• Step 3: Enter the details like ward, zone, sub-zone, occupancy type, date of effect, category, carpet area, tax code etc.
  • Step 4: Click on Calculate the tax. The MCGM property tax payment details will be displayed on the screen.
  • Step 5: To get the tax details, click on Detail. It will have all the details of tax calculation.

MCGM Property Tax Mumbai - Online Payment Method

To pay MCGM property tax online, you must log in to the MCGM website. Follow the below steps to pay tax online in Mumbai :-

  • Step 1: Login to MCGM/ BMC website @https://portal.mcgm.gov.in/irj/portal/anonymous? NavigationTarget-navurl://16752e124c9b8ed0cd57e504788888b8.
  • Step 2: Go to Citizen Services and then select Property Tax. You will be redirected to a new page.
  • Step 3: Now login to the website using the property account number and enter the captcha.

  • Step 4: The property details will be displayed. Verify the details and enter the amount to be paid as tax. The payment is adjusted based on FIFO. Make the payment using Net banking, credit or debit card.
  • Step 5: Once the payment is made, a receipt will be generated, which can be used for future reference.

How to Pay MCGM Property Tax Using UPI?

Now, you can easily make MCGM property tax payments using, here is what you need to do:-

  • Step 1: Download Paytm App from App Store or Play Store, or you can use the Paytm website.
  • Step 2: Once downloaded, open the app on your phone or browser
  • Step 3: From Financial Services, click on Municipal Taxes. Now select your tax corporation. In this case, select- MCGM Property Tax.
  • Step 4: Enter ULD Code/Local Body
  • Step 5: Now, enter your Property Tax Number and click on Get Tax Account. Now, your property tax account will be displayed

  • Step 6: Verify your tax amount, select the preferred method of payment and click on Proceed.
  • Step 7: Once the payment is successfully made, download the receipt.

MCGM Property Tax Mumbai - Offline Payment Method

MCGM property tax payments can also be made offline. There are various help centres and citizen facilitation centres. Also, you can go to the office of Assistant Revenue officers to make the payment. You can use cash, cheque, DD or UPI payment methods for offline payment. Once the payment is made at the centre, the receipt will be provided, which should be kept securely.

Rebate and Penalties on MCGM Property Tax

Tax exemption is given to properties matching the below-mentioned criteria -

  • Properties are used for public purposes such as worship, charitable trust, etc.
  • Properties less than 500sq.ft area is given 100% concession
  • 60% concession is given to flats or houses measuring between 500 to 700 sqft

Penalty: The tax should be paid within 30th June of every year and in case of delay in payment 2% rate of interest is charged every month.

MCGM property tax: Availing Property Bill Via E-Mail

You can get your property tax bill via email if you fill out your Know Your Customer (KYC) form on the MCGM portal. When you open the portal, you will see a notification for KYC click on it. Once that is done, all the alerts, notifications and bills will be sent to your registered email id. Get your KYC formalities completed to avert penalties on delayed MCGM property tax.

To complete the KYC, you must upload the required documents on the website and enter your email id and mobile number. Once the KYC is completed, you will get a confirmation link on your mail id.

MCGM Property Tax - Details for Change of Name

Change of name in MCGM property tax can be done without incurring fees. With the availability of the portal, the name change can be done in 3 days, whereas if you visit the SRO office for the same, it might take up to 15 days. You are not required to submit any property card because the change is based on registered sales deeds. Once the changes are done in the records of MCGM, the name will be changed simultaneously on the property card. You can check the record on the same portal under 'View Detail'.

MCGM Property Tax - Important Points 

You must keep the following points in mind while paying MCGM property tax:-

  • A delay in MCGM property tax payment will attract penalties of 2% of property tax. The penalty is charged every month until the tax is paid.
  • You can file a complaint online in case of any grievance or issue.
  • The name change is possible on the MCGM property portal. However, you will have to submit the last receipt of the MCGM property tax. You might also need an attested copy of the NOC from society and the transaction deed.
