Tier-II Cities Emerging as Growth Hubs for Flexible Workspaces

New Delhi-based Awfis Space Solutions is strategically expanding into tier-II cities, driven by a surge in demand for shared office spaces. The company’s leadership recognizes a shifting trend where businesses across sectors are exploring smaller cities for talent and cost-efficient operations.

Shifting Market Dynamics Post-Pandemic

The rise of ecommerce, quick commerce, and IT services—both domestic and global—has contributed to the growing need for flexible office spaces beyond metro cities. While tier-I cities continue to dominate commercial real estate, accounting for 85% of total demand, a notable uptick in tier-II markets is shaping the industry's future. Many global capability centers are also extending their reach into these regions, fueling further expansion.

Rapid Expansion Across New Markets

Since December 2023, Awfis has accelerated its growth in tier-II cities, marking a 29% increase in presence. The company’s footprint has expanded from 17 to 22 centers, reflecting its commitment to tapping into the evolving workspace landscape.
