Axis AMC Has Leased Two floors at One Lodha Place in Worli

According to Mumbai real estate sources, Axis Asset Management Company, the mutual fund investment subsidiary of Axis Bank, has leased two storeys of a Macrotech Developers-built commercial building called One Lodha Place in Lower Parel.
In the near future, the company's current headquarters in the Wadia International Centre on Worli's Budhkar Marg will be relocated here in accordance with its growth and consolidation strategy.
According to one of the sources previously cited, Axis AMC has leased approximately 63,000 square feet of office space at 'One Lodha Place' for more than nine years, and the company intends to consolidate a few of its current Mumbai offices that perform critical functions into this newly leased space.
According to reports, the landlord of the 39-story skyscraper has already handed over the 22nd and 23rd floors to the new tenant for fit-out work, and the monthly rent will be Rs 1.2 crore. Neither Axis AMC nor Lodha had responded to requests for comment as of the time of publication. JLL India, a prominent transaction adviser, chose not to provide additional details.
According to the available data, Axis AMC has placed a security deposit equal to six months' worth of rent. According to a clause in the agreement, the rent would increase by 15% every three years. Throughout the duration of the tenancy, the corporation would pay approximately Rs 150 crore in rental fees.
As Lodha intends to establish its corporate headquarters in the superstructure, the upper floors will likely be inaccessible to the general public. According to the sources, as part of the agreement, Axis AMC will have exclusive use of approximately sixty parking spaces in the office tower.
