Indian real estate IPOs have gained pace due to high demand in residential, commercial, and retail industries. Real estate IPOs generated ₹13,553 crore in 2024, a significant rise from the previous year, as firms use capital markets for growth.

Housing finance firms (HFCs) want the government's Credit Risk Guarantee Fund Trust for Low-Income Housing reformed. The idea aims to enhance house loan guarantee cover to ₹25 lakh, up from the present maximum of ₹5 lakh, as per sources.

Godrej Housing financing, Aadhar Housing Finance, and HUDCO were fined by the RBI for not following its housing financing guidelines. Inspections under the National Housing Bank Act led the RBI to cite erroneous loan appraisals, early interest charges, and poor risk management, etc.

With new regulations, the RBI has changed how housing finance companies (HFCs) can raise and handle public deposits. New rules restrict HFCs from boosting public deposits for more than five years. The RBI has also lowered the deposit limit from three times to 1.5 times net owned funds.
