Real estate developers and co-working firms are set to launch IPOs in 2025, driven by strong post-pandemic growth and rising investor confidence in residential, commercial, and flexible workspace markets.

Indian real estate IPOs have gained pace due to high demand in residential, commercial, and retail industries. Real estate IPOs generated ₹13,553 crore in 2024, a significant rise from the previous year, as firms use capital markets for growth.

In the September quarter, institutional inflows into India's real estate market showed high confidence from local and foreign investors. Colliers reported a 6.8-fold increase in office investments to $600 million in Q3 2024.

The Blackstone Group is close to buying Adani Realty's Inspire BKC, a high-profile commercial real estate project on Mumbai's Bandra-Kurla Complex (BKC) fringes. The 800,000-square-foot office skyscraper is expected to cost the US private equity behemoth between Rs 1,800 crore and Rs 2,000 crore.

After bearing the brunt of a prolonged slump over the last couple of years, the residential realty market of the MMR region is now showing signs of a revival as investor confidence returns and buyers renew their search for their dream home.
