Telangana's Revenue Minister Calls for Revision of Property Rates

Date: July 8, 2024

Ponguleti Srinivas Reddy, Telangana's Minister of Revenue, Housing, Information, and Public Relations, has instructed the Land Records Department to revise land rates across the state in line with the current market value of properties. These directives were issued during a review meeting on the Stamp Duty and Property Registrations Department.

The aim is to ensure that middle-income groups are not overburdened by outdated rates. The minister emphasized the need for a scientific revision of land rates to prevent discrepancies between government-set rates and open market values, particularly in Hyderabad and other cities across Telangana.

Additionally, he stressed the importance of establishing permanent sub-registrar offices to simplify the property registration process for homebuyers. Officials were tasked with identifying appropriate land for these offices.

Importance of Telangana Market Value in Real Estate

Telangana's property market is thriving, fueled by the state's advancement in smart city projects. Accurate market value information is crucial for both residential and commercial property transactions. Telangana has separate rates for agricultural land, residential plots, and flats/apartments.

The state government recently revised the market value Telangana in February 2022, after previous revisions in July 2021. Understanding these values is essential before making any real estate investment, particularly in key cities such as Hyderabad, Nizamabad, Warangal, and Karimnagar.

Telangana Circle Rate (also known as Ready Reckoner Rate or Market Value Telangana) is the minimum value at which a property can be registered, as determined by the government. It’s important to know these rates, which are periodically updated by the state.

As per the Telangana Revisions of Market Value Guidelines Rules, property registrations after February 2022 must comply with the updated rates. The revised values led to a 50% increase in agricultural land rates, a 35% hike for open plots, and a 25% rise for flats. Properties registered before February 2022 will need recalculations based on the new values.
