The Dharavi Redevelopment Project Pvt Ltd (DRPPL), a special purpose vehicle set up by the state government with Adani Realty as the lead developer, has recently put forth a requirement for 334 tenements. This move follows their earlier request for 1,255 acres from various government agencies. The tenements are essential to continue the redevelopment process in one of Mumbai's most densely populated areas.

Government Agencies to Provide Tenements

According to the 2018 government resolution, agencies such as the Shiv Shahi Punarvasan Prakalp Ltd (SPPL), the Mumbai Metropolitan Region Development Authority (MMRDA), and Mhada are responsible for providing these tenements. DRPPL officials have confirmed that they will pay a monthly rent of Rs 8,000 per tenement.

Addressing Dilapidated Conditions

A DRPPL official mentioned that SPPL has two buildings in Sector 2 of Dharavi, which have been requested for use. The residents of ground floor tenements, who are eligible for free housing, have raised concerns about the deteriorating conditions of their homes. As a precaution, these residents will be relocated to the new tenements provided by SPPL.

Negotiations with Mhada

In addition to the buildings from SPPL, DRPPL has also sought five buildings constructed by Mhada in Sector 5 of Dharavi. In return, Mhada has requested Rs 641 crore to cover construction costs and interest. While DRPPL has agreed to pay the construction costs, they have refused to cover the Rs 183 crore interest. Consequently, Mhada has referred the matter to the state government and will not hand over the buildings until the payment is received.

Railways' Contribution

So far, the railways have handed over 27.5 acres of the total 47.5 acres required for the project, for which the government paid Rs 800 crore outright.
