Leading real estate developer House of Hiranandani, under the guidance of Surendra Hiranandani, has committed over ₹12,500 crore to expand its development footprint by 10 million square feet within the next two years across the Mumbai Metropolitan Region (MMR). This strategic growth will encompass a mix of acquisitions and greenfield projects.

Capitalizing on Rising Demand for Premium Spaces

With a luxury residential pipeline exceeding 7.3 million square feet, House of Hiranandani is poised to harness Mumbai’s burgeoning infrastructure, spurred by government initiatives and a robust demand for upscale residential and commercial spaces. The investment will target both new residential projects, spanning 4.7 million square feet, and redevelopment projects, covering 2.6 million square feet in prime Mumbai locations.

A Strategic Approach Rooted in Design and Engineering

Surendra Hiranandani emphasizes the company's dual focus on design and engineering, distinguishing them from traditional developers. Mumbai’s infrastructure advancements present a timely opportunity for House of Hiranandani, which plans to fuel this expansion through internal accruals and equity, citing their strong capital position.

Landmark Projects on the Horizon

Among the most notable developments is a 25-acre integrated project within Hiranandani Estate, Thane, alongside premium ventures in Kandivali, Panch Pakhadi, and a sprawling 350-acre township in Thane. The company is also advancing redevelopment opportunities, including a 15-acre project with two major housing societies in Chembur.

Redevelopment as a Key Growth Pillar

Under the leadership of Harsh Hiranandani, who has spearheaded new initiatives since 2016, the company has established a dedicated redevelopment division, recognizing this as a central component of Mumbai’s real estate landscape. Negotiations are underway for additional redevelopment projects in South Mumbai and other strategic micro-markets.

Expanding Commercial Ventures in MMR

In parallel with its residential projects, House of Hiranandani is bolstering its commercial real estate portfolio, managing 4.5 million square feet and adding an additional 2.5 million square feet slated for completion in the coming months. This expansion positions the company strongly within MMR’s dynamic commercial market, where demand for top-tier office spaces continues to surge.
