How to Calculate FSI For Redevelopment Of A Building?
When it comes to construction and real estate development, the term FSI is a very important one.
The definition of FSI (also referred to as FAR) is supposed to be the ratio between the total area of the plot and the total area of the building.
FSI which is an acronym for Floor Space Index is also known as Floor Space Ratio (FSR) or Floor area ratio (FAR). The rules and regulations pertaining to FSI are based on the National Building Code and these vary as per the micro locations too.
When it comes to the calculation of FSI with regards to redevelopment there are a few factors that have to be considered and they are mentioned below:
1. The calculation and value of FSI (FAR) of various cities of different cities vary based on the space.
2. In case of violations with regards to FSI (FAR) guidelines during construction of a given building then the entire urban planning of a given city could be under threat.
3. The calculation and allotment of FSI or FAR changes based on various aspects like population growth and also whether the land / real estate in question is residential, commercial, agricultural, or non-agricultural.
4. The value of FAR or FSI is also dependent on the population of a given city, rate of the land, power, water, and sewage infrastructure.
How is FSI calculation done for redevelopment?
The quotient that one obtains after dividing the total built-up area of all floors by the total area of the plot on which the construction has been done is actually the FSI.
To understand this in simpler terms you can take the case of a 1000 sqft area of land earmarked for the construction of a residential or commercial building in a given location.
If the FSI in this particular location is 1.75 then you can build up to 1750 sqft building structure on this plot of land.
You can also choose to spread the 1750 sqft across multiple floors and build multiple residential or commercial units but always ensuring not to cross the 1750 sqft size limit.
Common areas including the staircase and other structures would be included in the 1750 sqft available area.
