Strata's Ambitious Growth Trajectory

Strata, a leader in tech-enabled fractional investments in commercial real estate, is poised to reach a groundbreaking assets under management (AUM) target of INR 2,000 crore by the end of the 2023-24 fiscal year. This ambitious goal aligns with the impending regulatory changes in the fractional ownership sector.

Sudarshan Lodha, CEO of Strata, shared that the company recently surpassed an AUM of INR 1,300 crore, marking a significant increase from INR 850 crore eight months prior, covering 3.5 million square feet.

Expanding Horizons in Western India

Strata plans to broaden its footprint in the western states of India, including Maharashtra, Rajasthan, and Gujarat. Lodha expressed strong support for the Securities and Exchange Board of India's (SEBI) move to regulate small and medium Real Estate Investment Trusts (REITs). He pledged compliance with any forthcoming guidelines and expressed enthusiasm about becoming the first proptech company in India to cross the INR 2,000 crore transaction milestone in the evolving regulatory landscape.

Boost in Investor Confidence and Market Expansion

In 2023, Strata witnessed a doubling of its investor base to 3,000 and attracted over 80,000 active users to its platform. The upcoming regulatory framework is anticipated to bolster confidence and generate a positive sentiment in the fractional ownership space. This optimism is expected to resonate with retail investors, developers, and institutional investors alike.

Growth in Tier-2 Markets and Strategic Expansion

Recognizing potential in tier-2 markets, Strata has strategically ventured into emerging commercial locales like Pune's Hinjewadi, Jaipur, and Hosur, building on its established presence in southern India. This expansion strategy recently led to a successful transaction of INR 110 crore in Pune. Lodha cited this milestone as evidence of Strata's dedication to risk mitigation, client-centricity, and delivering strong returns.

Embracing Fractional Ownership in Indian Real Estate

Fractional ownership is becoming an increasingly integral part of the Indian real estate landscape. This shift is marked by a growing trend of retail investors entering the commercial real estate market through fractional ownership.

Strata’s leadership in introducing this concept signifies a transformative change in commercial real estate investment.

Strata's Commitment to Inclusive Growth

Looking ahead, Strata is extending its reach to western India with upcoming projects in Pune and Jaipur. This expansion reflects Strata's proactive approach in tapping into new markets and offering investors promising return opportunities. The company's use of innovative tech-driven solutions democratizes commercial real estate investment, making it accessible to a wider audience.

Strata's growth is backed by prominent investors like Kotak Investment Advisors, Gruhas Proptech, Elevation Capital, and Mayfield India, underlining its solid position in the industry.
