The Indian real estate and construction industry is witnessing a significant shift with the increasing adoption of prefabrication and precast technology. Industry leaders like Larsen & Toubro and Tata Realty & Infrastructure are at the forefront, advocating for faster, more efficient, and sustainable building methods. These modern construction techniques promise to revolutionize the sector.
Overcoming Prefab Challenges
Despite the growing interest in prefabrication technology, the industry faces challenges such as design inflexibility, high logistics costs, and damages during transit. These hurdles must be addressed to ensure the widespread acceptance and full potential of prefab technology, as suggested by industry experts.
Pioneering Projects and Quick Delivery
M V Satish, a whole-time director and senior executive vice president at L&T, noted that clients are increasingly favoring prefab construction due to its speedier construction and project delivery. The company recently demonstrated its prowess by completing a seven-storey flight control system integration facility for DRDO in just 45 days, employing integrated hybrid modular construction technology. Moreover, L&T recently delivered 96 apartments in 96 days for Cidco, constructed with precast technology.
Gradual Acceptance and Hurdles
Harleen Oberoi, Senior Vice President and Head of Project Management at Tata Realty & Infrastructure, acknowledged the gradual acceptance of prefab technology. Tata Realty has been employing 2D and 3D precast technology in residential projects for over a decade.
Vipul Gupta, National Operations Director at JLL India, added that government projects like 'Housing for All' under PMAY are also using precast technology in building residential units.
Prefab Market Share and Homebuyer Perception
Despite these advancements, Gupta pointed out that prefab buildings constitute only 1-2% of India’s vast real estate market.
However, the perception of homebuyers towards prefabrication is evolving, with increased awareness of its advantages leading to changing attitudes. Oberoi emphasized the need to bridge the information gap and dispel misconceptions to enhance homebuyer acceptance.
