Macrotech Developers Closes Landmark Deal in Premium Worli Location
In a significant development for Mumbai's luxury real estate market, Macrotech Developers (Lodha Group) has reportedly sold a high-end apartment in Worli for ₹187.47 crore. The transaction marks one of the premium property deals in the area recently.
Transaction Details
The luxury residence, spanning 14,866 square feet, is located in the under-construction Lodha Sea Face project. The property was acquired by SR Menon Properties LLP at a price exceeding ₹1.26 lakh per square foot, according to property registration documents accessed by Square Yards.
Registration for the transaction was completed on March 13, 2025, with the buyer paying ₹11.25 crore as stamp duty and ₹30,000 as registration fee.
About the Buyer
SR Menon Properties LLP, a Limited Liability Partnership established in May 2024, made the purchase. The entity has two designated partners - Radhika Narang Parasram and Sudhir Vijay Menon. Attempts to reach the company for comments were unsuccessful.
Project Overview
The Lodha Sea Face project reportedly spans approximately 1.5 acres and includes 29 residential units. These units are configured as 5 BHK and 6 BHK apartments, catering to the ultra-luxury segment.
Macrotech Developers, which operates the Lodha brand, has not responded to inquiries regarding this transaction. The company is recognized as one of India's leading real estate developers with projects across the Mumbai Metropolitan Region (MMR), Pune, and Bengaluru.
Worli: A Premium Real Estate Destination
Worli has established itself as one of South Mumbai's premier luxury residential markets, particularly known for premium high-rises and sea-facing properties. Local real estate experts note that luxury apartments in the area have historically commanded prices ranging from ₹1 lakh to ₹1.60 lakh per square foot.
According to data from Square Yards, Worli recorded 683 residential property registrations throughout 2024, with cumulative transaction values reaching ₹7,326 crore. As of December 2024, the average residential property price in the locality, including both primary and secondary markets, stood at ₹84,754 per square foot.
