In a significant financial maneuver, Nisus Finance and its strategic partner BCD Group have channeled over Rs 105 crore into Suvita Real Estate, a fully owned subsidiary of the prestigious Shapoorji Pallonji Real Estate. This infusion, structured through senior secured listed non-convertible debentures (NCD), marks a pivotal investment in a sprawling 12.16-acre land parcel in Pune's Manjari-Budruk, earmarked for transformative development in the affordable housing sector.

This strategic capital injection is poised to expedite Shapoorji Pallonji Real Estate's vision of enriching Pune's mid-income affordable housing offerings. The earmarked land boasts the potential for a mixed-use township, unfolding over 2.1 million sq ft of saleable area, as part of a grander scheme orchestrated by the Shapoorji Pallonji Group.

Amit Goenka, the visionary MD & CEO of Nisus Finance, shared insights into the investment's alignment with the RESO-1 Fund's strategy, emphasizing its focus on generating robust returns while ensuring a risk-mitigated and asset-backed financial structure. Manjari-Budruk, nestled on the eastern fringe of Pune along the Pune-Solapur Road (National Highway 9), has emerged as a burgeoning suburban hub, witnessing appreciable growth in sales and property value, setting a promising stage for this venture.

This financial engagement represents the fourth initiative by Nisus Finance's Real Estate Special Opportunities Fund-1 in the past six months, with a strategic fund corpus of Rs 700 crore managed by Nisus BCD Advisors LLP. The fund specializes in opportunistic, medium-term investments across mid-income and affordable housing, alongside plotted development projects, leveraging structured capital to unlock value within real estate ventures. Focused on high-value opportunities that promise attractive yields and solid asset coverage, Nisus Finance (NiFCO) prioritizes profitability and risk mitigation across key micro-markets in India’s major metros.
Shapoorji Pallonji Real Estate, a cornerstone of the multi-faceted Shapoorji Pallonji Group, has a legacy of developing over 19 million sq ft, with an additional 28 million sq ft under construction, spreading its architectural prowess across Mumbai, Pune, Bengaluru, Gurgaon, and Kolkata.
