Rental Housing Revolution: Tribeca & Housr Introduce Trilive in Mumbai

Tribeca Developers, the licensed India partner of the Trump Organization, has launched Trilive, a new rental housing development platform aimed at transforming urban living experiences. The company revealed on April 7 that the platform's first project will be located in Mumbai's Andheri district.
According to company statements, Trilive has been created to meet the growing housing requirements of millions of millennials across India's major cities by delivering high-quality, professionally managed rental housing solutions.
Strategic Partnerships and First Project
The company has formed a strategic alliance with Housr, one of India's prominent co-living operators. For its debut project, Trilive has collaborated with Mumbai-based Starwing Group to acquire 650 studio apartments in Marol, Andheri.
The initial phase of the Mumbai launch will involve selling the first 300 studio apartments. These units are being marketed to investors with a projected 6% rental yield, which the company notes is considerably higher than the typical 2-4% yields found in India's residential real estate market. Each unit reportedly comes with a 9-year lease commitment from Housr to ensure consistent returns.
Amenities and Investment Benefits
Priced at ₹70 lakhs, each studio will reportedly include modern amenities such as private balconies, panoramic city views, a gym, coworking spaces, mini theaters, and rooftop lounges. All these facilities will be managed through Housr's digital platform.
The company states that investors can benefit from guaranteed rental income, elimination of vacancy concerns, and maintenance-free ownership through Housr's comprehensive property management services.
Meeting Market Demand
Kalpesh Mehta, Founder of Tribeca Developers, stated that Trilive aims to address the significant unmet need among working professionals in India for high-quality, managed rental housing.
Deepak Anand, Co-founder and CEO of Housr, noted the significant shortage of quality studio apartments to meet current demand. He revealed that finding a single building suitable for luxury-managed living in Mumbai had been impossible for over five years. Through Trilive, the company plans to expand rapidly, adding 7,000-8,000 beds across India within the next 2-3 years.
Market Context
The company highlighted that approximately 10 million single millennials with corporate jobs live in India's metro cities. These young professionals typically prefer renting over buying and seek around 200 sq ft of personal space, ideally in well-designed studio apartments.
Despite this demand, studios constitute less than 0.5% of India's total housing inventory, creating a significant supply shortage. While these millennials embrace contemporary lifestyles in areas like fashion, travel, and technology, their housing options remain limited to shared apartments or older rental properties.
Trump Organization's Expanding Presence in India
In a related development, Tribeca Developers announced plans in March 2025 for the first Trump Organization-branded commercial office tower in Pune, Maharashtra. According to the company, Trump World Center Pune will feature over 1.6 million sq ft of office space across more than 27 floors.
This development will mark the Trump Organisation's first commercial office project in India and its second venture in Pune.
