Strata is planning to raise Rs 35 crore so that they may invest in office space in Hinjewadi, Pune.
This preleased asset was rented out for a period of nine years to a manufacturer that dominated its sector.
With the inauguration of a Class-A office asset in Hinjewadi, Strata, a commercial real estate (CRE) investment platform supported by technology, has made its debut in the Pune market. It is estimated that the leased asset, which has a value of around 35 crore rupees, would provide an annual rental return of 10 percent on average.
The recently presented office property has a total area of more than 50,000 square feet, and it has already been pre-leased for six years, with a lock-in period of nine years. In addition, it is predicted that the asset would provide a net investor annual internal rate of return (IRR) of 13.10 percent, making it a profitable and trustworthy investment option that offers returns that are higher than the rate of inflation and long-term passive income.
The property in Hinjewadi, which is known as the "IT capital of India," is all set to welcome one of India's major MNCs as a tenant. Hinjewadi is an important employment centre, and it is referred to as the IT capital of India. In addition to being well-known for its technology parks and upmarket apartment complexes, shopping and entertainment centres, Hinjewadi is quickly becoming a popular residential location with the construction of several enormous township projects. It is appropriate for use as an office space since it is surrounded by the campuses of innovative information technology companies such as Infosys, Rajeev Gandhi Infotech Park, and Cognizant, amongst others. The office asset comprises 50,000 square feet.

Strata's funding has come from a variety of institutional investors, including Kotak Investment Advisors, Gruhas Proptech, Sabre Investments Elevation Capital, Mayfield, and PropStack, among others.
