Commercial real estate in India is gradually reviving in post-covid times. The commercial real estate industry's changing dynamics are providing a fresh face to the sector in line with current trends. The start of the year 2022 has ushered in new sectors of the business sector, all of which have a good outlook. 

Demand for adequate workplaces, commercial assets, and creative commercial ideas will all contribute to the sector's rapid expansion.

With work-from-home and work-from-office becoming a reality in every sense, India is seeing the rise of a hybrid kind of commercial real estate.

Commercial real estate is predicted to expand at a CAGR of around 13% in India during the forecast period (2022- 2027). The retail and hotel sectors of the commercial real estate industry are also developing. It is providing the critical infrastructure required to drive the growth of institutional investors' large-scale assets in the next years. 

The government is likewise taking a similar strategy, with many programmes aimed at levelling the playing field in commercial real estate.

The State government's new planned colony strategy has embraced the groundbreaking notion of a Shop-cum-Office (SCO) plot. The Haryana government created this programme to allow developers in the real estate sector to offer plots to customers for up to four-story development. The floors are suitable for office or retail usage. These restrictions have accelerated the development of a new age of commercial SCO plots. Apart from that, it will contribute to consistent cash flow and income growth. SCO plots are rapidly gaining popularity in the real estate market due to their diverse mix of office and retail space. 

Investors nowadays may not be interested in combining their resources to purchase a whole building in order to develop an office or retail market, but they are highly interested in investing in locations where they may own a floor or piece of the structure, which is more financially feasible for them. 

In the SCO structure, both retail and office space profit from one another's presence; one receives the items, while the other receives the customers of these things. This enables them to coexist in an orderly and uninterrupted manner.

In the present environment, SCOs are seen as a desirable asset class by new-age investors seeking to diversify their portfolios. That is why SCO plots are popular in the National Capital Region's real estate market. Clients may simply establish their own store, office space, retail space, or restaurant on SCO plots. 

Thus, it contributes to the integration of the finest of retail and office.

The shutdown has infused the commercial real estate industry with new inventive designs and boosted demand for rental premises with superior facilities. Corporate organisations have begun reshaping their digital infrastructure to meet the evolving demands of the work environment. 

The work-from-home culture has raised demand for rental buildings to include onsite eating choices, co-working spaces, and fitness facilities. With the arrival of vaccinations to the market, the office culture has been reintroduced. The gradual reopening of economic activity and the return of workers to office space will drive up demand for coworking space.

Commercial real estate is likely to grow at a quicker rate in the next three to six months. Both the rental and capital values of commercial property are expected to increase in the near future. The increasing demand for rental units and amenities will stimulate the business sector and provide favourable market conditions for developers. It will assist commercial establishments across India in experiencing increased demand in the future years.
