Trump Partner Tribeca Launches 'Trilive' Rental Platform with ₹70 Lakh Mumbai Studios

Tribeca Developers, the licensed partner of the Trump Organization in India, has unveiled Trilive, its new dedicated rental housing development platform aimed at transforming urban living experiences. The company announced on April 7 that the platform's inaugural project will be located in Mumbai's Andheri area.
Addressing the Millennial Housing Gap
The new platform has been specifically designed to meet the growing housing requirements of millions of millennials across India's major urban centers by offering high-quality, professionally managed rental housing solutions. To strengthen this initiative, Tribeca has formed a strategic alliance with Housr, one of India's prominent co-living operators.
For its first venture, Trilive has collaborated with Mumbai-based Starwing Group to acquire 650 studio apartments in Marol, Andheri. Responding to increasing market demand, the company intends to develop or purchase similar studio apartment projects across key Indian cities.
Investment Opportunity with Premium Returns
The Mumbai launch will initially offer 300 studio apartments for sale, providing investors with a targeted 6% rental yield - substantially higher than the typical 2-4% returns generally seen in India's residential real estate sector. These units come with a 9-year lease commitment from Housr, which aims to ensure consistent returns for investors.
Each studio apartment, priced at ₹70 lakh, will feature contemporary amenities including private balconies, panoramic city views, fitness centers, coworking spaces, mini theaters, and rooftop lounges. These facilities will be managed through Housr's digital platform, enhancing the living experience for tenants.
Investors stand to benefit from assured rental income, elimination of vacancy concerns, and maintenance-free ownership thanks to Housr's comprehensive property management services.
Meeting a Critical Market Need
Kalpesh Mehta, Founder of Tribeca Developers, explained that Trilive addresses a significant gap in the market by serving the vast unmet need of working professionals in India who seek high-quality, managed rental housing.
Deepak Anand, Co-founder & CEO of Housr, highlighted the severe supply shortage in this segment, noting that despite years of searching, they couldn't find a single building in Mumbai suitable for luxury-managed living. With Trilive, the company aims to expand rapidly, with plans to add 7,000-8,000 beds across India within the next 2-3 years.
Responding to Demographic Shifts
India's metropolitan cities currently house approximately 10 million single millennials employed in corporate positions - young professionals who typically prefer renting over buying and seek around 200 square feet of personal space, ideally in well-designed studio apartments.
Despite this demand, studios constitute less than 0.5% of India's extensive housing inventory, creating a pronounced supply deficit. While these urban professionals embrace contemporary lifestyles in categories such as fashion, travel, and technology, their housing options remain outdated, often restricted to shared apartments or aging rental units.
Trump-Branded Commercial Expansion
In a related development, Tribeca Developers had previously announced plans in March 2025 for the first Trump Organization-branded commercial office tower in Pune, Maharashtra. The proposed Trump World Center Pune will feature over 1.6 million square feet across more than 27 floors of office space, marking the Trump Organisation's first commercial office project in India and its second venture in Pune overall.
