Buying land for investment is considered a major move, financially and emotionally. If you are looking to invest in a plot, these are the areas to look out for.
Every individual has a dream to make an investment in the city. Most people veer towards suburban areas where land spaces are available, and provide relief from the busy and hectic pace of the city and pollution. But In fact, when buying land, investors also keep in view the connectivity of the area while finalising the deal.
The city is gradually gaining popularity for its land availability and affordable prices. For the past few years, some areas in Hyderabad have been providing healthy returns due to an increase in property rates. Farhan Saeed, realty consultant from Adibatla, explains,
"Many zones in Hyderabad have great potential, and a plot investment would eventually lead to high returns. At present, the city is emerging as a realty hotspot for property investment. The residential realty sector is broadly considered as low-risk and high-return, because of rapid developments in education, job prospects, medical facilities, ITeS, hospitality, and other businesses. But the land purchase is considered to be slightly risky. At present, to purchase an open land, the minimum starting range per square yard is Rs 12,000 to Rs 5 lakh."
Mokila
It is located around 20 km away from the financial district via Shankarpally road, and 25 km away from Narsingi ORR;
The area is situated near Osman Sagar lake with ample green cover and clean air;
Mahesh Chandrashekhar, a resident of Mokila and IT consultant, says, "The area which was on the outskirts of the city has now become mainstream through the Outer Ring Road (ORR) and nearest metro routes. The area alongside the ORR is mostly preferred by builders or real estate stakeholders due to its abundant land, greenery and connectivity to important national highways and landmarks."
Shankarpally
The area falls under Shankarpally Mandal of Ranga Reddy district in the western region of Hyderabad;
It is a developing town with excellent infrastructure and functional connectivity to the city. It lies close to the IT corridor and is just around six km away from the reputed IIT Hyderabad;
Land prices here start from Rs 20 – 25 lakh and go up to Rs 5 – 6 crore. Among residential plots, the price starts somewhere around Rs 23 – 25 lakh and goes up to Rs 50 – 55 lakh, says a real estate agent in the locality.
Ghatkesar
Situated in East of the city, it lies on the Hyderabad-Warangal Highway road;
It has attracted the attention of many real estate investors in the recent past as it is in close proximity to Yadagirigutta temple;
P Reddy, the senior civic official was quoted saying, "The Telangana government has also allocated a huge sum of money for Yadagirigutta development, which will help in the development of its vicinity including Ghatkesar."
Adibatla
The area is famous for the supply of most plots in the city and for Tata Aerospace SEZ;
The area is being projected as the next IT hub; it’s expected to provide good returns on investment;
Being a part of the Information Technology Investment Region, the area has already seen investment from companies such as TCS, Cognizant and Google.
Patancheru
The area around Isnapur and Patancheru has good connectivity to the city, and many industrial projects have been planned that would make it an easy investment choice.
Shadnagar
Shadnagar is an upcoming residential real estate market located on the outskirts of the main Hyderabad city;
It has an abundance of plots and independent houses. It is one of the fastest developing localities.
Property market
Shadnagar is a popular destination for investors and homebuyers due to the availability of plots and inventory of various types of properties including houses, flats, villas, industrial units and agricultural land;
According to Magicbricks data, Shadnagar experienced capital appreciation of nearly 35 percent in the last one year. Primarily, plots and independent houses are found in abundance. The residential plots are available in the price range of Rs 10-30 lakh depending on the location. In the last couple of years, there has been a constant rise in property prices and demand for residential plots is significant.
Connectivity
- The Outer Ring Road (ORR) connects it to the nearby localities;
- Shadnagar railway station is at a distance of just two km; There are five direct trains between Shadnagar and Hyderabad;
- Though Hyderabad is located approximately 50 km from Shadnagar, the connectivity is good via NH-44.
- The locality is linked to Rajiv Gandhi International Airport, which is at a distance of 35 km via NH-44;
- Proximity to industrial estates of Balanagar, Kothur and Kondurg renders Shadnagar as a potential residential destination of the future.

- The locality has a number of schools and colleges within a radius of five km;
- Shadnagar police station is one km away;
- The area is home to shopping complexes like GSR Complex, Bhavani Shopping Mall among others.

Kompally is fast emerging as a residential hub. Given its extensive green cover, it is being preferred by those who do not wish to live in congested locations;
It has a well-developed road infrastructure and is around 28 km from the commercial business districts of HITEC City and Gachibowli;
Thanks to the Outer Ring Road (ORR), Kompally residents can easily move within the city without facing traffic jams. For people working in Secunderabad, this is also a good option as it is just 14 km away.
Real estate market
Buyers can find good options of residential flats and plots in this area. It has several new projects offering budget, premium and luxury housing. You can buy residential plots of 1350-3000 sqft between a price range of Rs 35-80 lakh.

- Kompally is surrounded by Medchal in the north, Shamirpet - and Keesara in the east and Hyderabad city towards the south.
- It has good public transport system including: Bolarum MMTS (Multi-Modal Transport System) railway station, five km away;
- Gundlapochampalli Railway Station, 4.9 km from the locality;
- The area is close to the ORR and NH-44, making it convenient to reach the airport;
- The locality is accessible via NH-7, Doolapally and Bolarum-Kompally Road;
- Rajiv Gandhi International airport is 49 km away.

The locality offers easy connectivity to the city's western corridor, which houses mostly office spaces and has a steadily growing social infrastructure such as malls, theatres, hospitals and schools.
Maheswaram
Abundant land parcels in this area attract a large number of investors to invest in this region;
It is located about 40 km away from central Hyderabad and close to the RGI airport. The area is just four km away from the regional ring road and Maheswaram ITIR SEZ and is in close proximity to Wonderla, FAB city SEZ, HCL, TAT, Wipro SEZ. It is a 15-minute drive to Adibatla TCS;
Prices here are more affordable when compared to nearby regions. Its proximity to IT hubs and wide employment opportunities and proposed SEZ has resulted in high demand for properties in this locality; Most ideal for middle-class home-buyers and IT professionals due to its affordability and proximity to workplaces.
