The modern day residence purchaser keeps an extensive checklist handy for a better understanding of the residence selection process. Site connectivity and infrastructure are the topmost concerns in those processes. Next in the priority list can be design, architecture, construction quality, possession date and reputation of planner. So, where does a balcony fit in the overall priority of residential purchaser?
Balconies enhance the attractiveness quotient of residence. A beautifully- depict balcony next to the living space or bedroom can be one of the key attractions in a home project. Those offering a good view become constant hit with the modern residence-purchaser. However, should the size of a balcony be a criterion for selecting a residence?
Dhiraj Jain, Director, Mahagun Group says the current real estate trend shows an increasing aspiration for balconies and patios as must-have features in a purchaser list. Every purchaser has his instinctive rationale for the intended use of balcony. The size of a balcony in the process ofresidenceselection however varies from purchaser to purchaser. Although the size of a balcony may be an important factor for one purchaser while selecting a residence, it probably may not be the deciding factor for another purchaser. Whether it serves as a small element for panoramic vista or as a big structure to entertain guests is as subjective standpoint of every private user.
PRACTICALLY IS MORE SIGNIFICANT THAN SIZE
In the Indian setting, balconies have traditionally been a favourite place for spending time at recreation. While it may have reduced in size from the untimely times, balcony continues to be an integral part of a modern residence.
A working professional Neha Sharma, who resides in an upscale complex in Sector 62 Noida, believes that the balcony is an addition of the living space. The balcony is a place where one can sit, talk and relax after a hectic day. It offers a quiet abscond from the stress of the modern lifestyle. she says. There is other who believes that a balcony, although important for a residence-purchaser, is only the second consideration. In other words, it does not feature in a purchaser first checklist in the choice of a residence.
The managing director of Pride Group, Arvind Jain believes that the size of balconies should not be criteria for residence selection. Balconies are not functional living spaces that play a very big contribution in the overall comfort of a residence, or indeed places where one spends a lot of time. This is why balcony spaces are not counted as liveable region and are charged at a lower rate than the rest of the unit. The acreage of the balconies is something that can safely be comprised with if one is getting a land at an attractive cost.
Owing to lack of space, housing flats in metro cities are becoming smaller. Balconies, as a result are also becoming compact. Many upcoming plans and ventures in Noida Extension for example, feature a balcony that is five feet width. However, we may just see spacious balconies in the national capital once the new Unifield Building Be-laws of the (DDA) Delhi Development Authority come into effect. As per the new norms, the width of balcony in group residence community has been expand from four feet to six feet. In case of plotted regions, the balcony would now be five feet wide instead of the earlier three feet.
