The longstanding legal battle between Nusli Wadia, Chairman of the Wadia Group, and the Aditya Birla Group has come to an end. Century Textiles and Industries, a subsidiary of the Aditya Birla Group, has acquired a prime 10-acre leasehold land parcel in Worli, Mumbai, from the Wadia family for ₹1,100 crore. This acquisition merges the existing leasehold interest of Century Textiles with full ownership rights, bringing resolution to a dispute that spanned years.

A Generational Land Deal

The origin of this legal conflict dates back to the 999-year lease agreement that Nowrosjee Wadia, Nusli Wadia’s great-grandfather, had signed with Century Textiles. In 1996, Nusli Wadia inherited the property and sought to reclaim it. However, with this new agreement, the matter is now settled, marking the end of a generational land dispute.

Development Plans and Massive Potential Century

Textiles, through its subsidiary Birla Estates, has ambitious plans for this land parcel. With an estimated booking value potential of ₹14,000 crore, the development will significantly enhance the company’s presence in Mumbai’s prime real estate market. Furthermore, this transaction consolidates Century Textiles’ 30-acre contiguous landholding in Worli, which now has a total booking value potential of ₹28,000 crore.

The company’s ongoing Birla Niyaara project has already achieved sales exceeding ₹5,700 crore, setting a strong foundation for future developments.

Land Deals on the Rise Across India

Land transactions are surging across India’s major property markets, including Mumbai, Pune, Chennai, Hyderabad, and Bengaluru. Developers and investors are actively pursuing outright acquisitions and joint ventures to secure prime land for new residential, commercial, and mixed-use projects. The high demand for land in these growing urban centers is driven by both domestic and foreign investments, reflecting the continued expansion of these cities.
