STRUCTURE
Design of structure suitable for Earthquake resistance.
R.C.C Frames structures specially designed for hazard like earthquake & wind loads.
Railing of staircase with M.S. Grill.
Construction of new compound wall at front side with main gate.
Entrance lobby on ground floor will be provided with best & good looking flooring.
False ceiling and light fitting to illuminate lobby.
Lift of reputed company. Minimum capacity of 10 persons. ( 6’ X 6’ approx.) or as per MCGM norms.
Bore well / Ring well for 24 hours water supply in toilet or as per MCGM norms.
Common T.V. / Cable / Dish T.V. / T.V. antenna connection socket for T.V. in living room & each bed room.
Air condition duct point in living room and each bed room.
Underground lines suitable for gas, electricity and telephone.
Separate toilet at ground floor (Common) with a light point and an exhaust fan.
Overhead and underground water tank as per B M C’s approval.
Terrace water-proofing contractor’s warrantee for 10 years.
 
WALL
Internal walls of flats with Gypsum plaster.
External double coat and sand faced plaster with external acrylic paints.
Internal walls with acrylic paints.
POP borders in all rooms.

KITCHEN
Kitchen Internal walls with oil paint coating.
L. Shape or parallel cooking platform in kitchen will be provided with granite with suitable provision for Fridge with full tiling. ( up to 6’.0” ht,)
Stainless steel sink will be incorporated in platform.
Gas connection with meter will be provided. ( if Gas line is available)

FLOORING
Flooring 2’x 2’ or 3’x3’ Marbonite tiles.
Skirting 4” high of Black Granite or of same Marbonite tiles.

DOORS
Main door & safety door with decorative skin with teak wood frame, peep hole, latch lock etc.
Bed Room doors commercial flush door finishing (FRP Colour & design).
All doors fitting & fixtures of brass with internal latch with key.
Toilets W.C. and bathroom doors of FRP.

TILING
All doors frame on the wall (except main door) shall be of black colour Granite with decorative moulding.
Staircase traders will be provided with Marble /Jaisalmer stone.
Full height glazed titles dado in toilet, bathroom and W.C. ( upto 6’.0” ht.)

WINDOWS
Aluminum sliding windows with colour anodized frame and granite still, plain glass and protection type M.S. grill for protection of windows. ( If approved By MCGM)

PLUMBING
GI/ HDP/UPVC, etc. pipes internal and external water supply of ISI mark.
Soil water and vent and R.W. pipes will be PVC pipes of Prince Brand.
Ground Floor will have cast iron pipe.
Jaguar fittings of C.P. continental range.
High quality sanitary fittings will be provided of ISI brand.
Concealed plumbing with deluxe quality fittings.

ELECTRIFICATION
Internal Electrification with copper wiring and with reputed make switches and accessories ISI mark.
Electrical & telephone sockets of ISI mark in all rooms shall be provided as per suitable requirement.
Connection of single / 3 – phase power supply.
Instant electric Geyser will be provided in each bathroom
